PENGENDALIAN TRANSFORMASI BENTUK RUMAH DI PERUMAHAN KORPRI PRAJAMUKTI, KOTA SALATIGA
Abstract
Transformasi bentuk rumah merupakan fenomena yang umum terjadi pada perumahan subsidi, termasuk di Perumahan KORPRI Prajamukti, Kota Salatiga. Penelitian ini bertujuan untuk menganalisis pengendalian transformasi bentuk rumah agar tetap sesuai dengan regulasi dan standar yang berlaku. Penelitian ini menggunakan metode campuran (mixed method), dengan pendekatan kuantitatif untuk mengklasifikasikan transformasi bentuk rumah melalui analisis spasial dan pembobotan, serta pendekatan kualitatif untuk mengidentifikasi faktor-faktor yang mempengaruhi transformasi dengan metode observasi, wawancara mendalam, dan analisis dokumen. Hasil penelitian menunjukkan bahwa 85,75% unit rumah mengalami transformasi, dengan rincian 6,75% mengalami transformasi ringan, 66,5% transformasi sedang, dan 12,5% transformasi total. Transformasi ini dipengaruhi oleh kebutuhan ruang akibat bertambahnya anggota keluarga, faktor ekonomi, serta ketidakpuasan terhadap desain awal rumah. Namun, transformasi yang tidak terkendali menyebabkan pelanggaran regulasi tata ruang, khususnya terkait koefisien dasar bangunan (KDB), berkurangnya ruang terbuka hijau, serta menurunnya kualitas lingkungan dan interaksi sosial. Oleh karena itu, diperlukan pengendalian melalui regulasi yang lebih ketat, edukasi kepada penghuni, serta desain perumahan yang lebih fleksibel dan adaptif terhadap kebutuhan masyarakat tanpa melanggar ketentuan tata ruang yang berlaku.
